Why is my air conditioner not cooling properly?The most common cause is a dirty filter and heat exchanger, which needs a cleaning. If that does not help, it is usually either low refrigerant or an electronic fault, and we establish which by measurement.

The indoor unit is dripping, what is wrong?Almost always a blocked condensate drain. We flush it through and the dripping stops. Less often the indoor unit is not sitting level.

Is annual maintenance necessary?Yes, and not only for the sake of the machine. Mould and bacteria settle on the damp internal surfaces, and the unit blows that into the room, so it is a health question regardless of whether the unit is still under warranty. On a unit under warranty the manufacturer also requires it as a condition, Gree for example twice a year. It pays financially too: a neglected unit uses more electricity and fails sooner.
